Tracker rate of 4.24% until 31st January 2009. 4.24% is 0.76% below the Bank of England Base rate which is currently 5.00%. This is followed by the standard variable rate, currently 6.9%, for the remainder of the mortgage term. The overall cost for comparison is 6.6% APR. An early redemption charge will apply until 31 January 2008 equivalent to 5% of the loan amount and 4% until 31st January 2009. Borrow up to 75% of the property value. An administration/deeds release fee of £245 would apply on redemption of the mortgage at any time. Daily calculated interest. 10% overpayments per annum without penalty. Underpayments can be made provided they do not exceed the value of previous overpayments. Payment holidays may be taken provided the mortgage is more than 3 months old and not in arrears. Arrangement fee is 1% of the loan amount and can be added to the loan.
